I moved here in January 2022 from Madison, Wisconsin. I have been in the remodeling industry for over 20 years and have taken that knowledge with me into my home inspection career. I became a home inspector in 2017 and have discovered answering people’s questions during their home inspections is rewarding. I am now continuing my career in Cape Coral and the surrounding areas. My goal is to give you the inspection that I would expect. There are no short-cuts to the proper inspection of a home. My name is Josh Stevenson. I am proud to serve my local communities with honor and to inspect with integrity. I’ve worked in the home building industry for seven years, overseeing projects from start to finish and ensuring they were completed on time and passed inspections. I bring a diverse background as a Military Combat Veteran with multiple tours of duty and building experience. I have an undergraduate and graduate degree in Law from Hodges University.  Whether you are buying, selling, or making changes, I want to be your home inspector.

When do you need a home inspector?  Anytime you buy or sell a home.  Why?  Because the home inspector works for you and protects you, we do NOT work for or with the Realtor.  There are several reasons to hire a home inspector:

Selling a house  - Save time and money - If you are selling your house, a Pre-Listing home inspection will disclose everything a buyer needs to know about your house to limit your liability and keep a buyer from coming back on you because you did not disclose something critical -and it might be something you didn't even know about!  A home inspection is an unbiased, non-emotional, professional disclosure about your house.  Whether you repair what an inspection may find or not, it is disclosed, so the potential buyer cannot say you withheld anything.  When you have the information, you can decide how to handle things in your best interest before they become issues at a closing table. Information is power. By providing an impartial inspection you have done everything reasonable to represent your house honestly to a buyer and have been able to determine how to maximize your best interest. Remember buying or selling a home is the single most important investment in a life time and we take it very serious. 

Buying a house - Know what you are buying - The last thing you want is to get caught with a huge bill for something you did not see when you (a non-professional) inspected a house you are looking at to buy.  There might be something you don't see that would eliminate that home from your list if you knew about it before you buy it. Are you qualified to take a non-emotional professional evaluation of every aspect of a home - from foundation to electric to plumbing to the A/C, the roof and more? A State Licensed home inspector is! A professional home inspection is like buying peace of mind that you won't get in over your head on things you might not see or know about.  

Insurance - Most insurers today require some form of inspection before they will write a policy.  Sometimes it is a general home inspection.  Most likely they will require a Wind Mitigation, a Roof Certification Inspection, or a 4 Point Insurance Inspection, depending on the age and construction of your home. Your insurance provider will determine what will be required.  I provide all these inspections and prepare the proper reports for you and for your insurance company.
